Clustering is a feature on Expedia and Booking.com that allows you to combine multiple units or rooms under one main listing that represents the complex. This allows all units under the main listing to take advantage of the units’ combined availability, reviews, and previous conversions in searches. Clustering Properties
Watch this short video to learn more about clustering properties, or follow the below steps to create a complex in your VacayHome Connect client portal, and publish a clustered listing.
Create a Complex
- In your VacayHome Connect client portal, click on Properties in the left-hand menu to view your property list.
- Place a checkmark next to each property that will be included in the complex.
NOTE: Each property in the cluster must share the same physical address, such as a condo building, and the same property level amenities, such as a public pool, etc. - Click on the Bulk actions menu and select Assign to complex > Create new complex. This will create the complex and take you to the create complex page, to fill in the complex details.
- Give the complex a title. This is usually something like the condo building name. The complex name will be reflected on the main listing.
- Assign a hero property by clicking the star next to the primary property that will represent the complex.
- Assign a complex cover photo by clicking Select photo in the Complex cover photo box to the right of the page. This is the hero image that will be used for the listing's thumbnail in searches and as the main photo for the listing.
- Click the Save complex button on the bottom right to create the complex. Stay on the Complex details page to begin the next step.
Publish the Listing
Once you have created a complex, the next step is to publish the listing. When you publish the hero property's listing to Expedia or Booking.com, the rest of the properties in the complex will automatically be included under the hero property's listing.
- Click on the hero property's name to open the property overview.
- In the upper right corner, hover over the Listings box until it is highlighted blue. Click anywhere in the blue space to view the listing catalog.
- Click on the three dots to the right of the property information, and click Publish. This will initiate the process to publish the listing. Please note this can take a few minutes as this process syncs property details, rates, availability, photos, and more to create the listing.
Once you have completed both steps, all of the complexed properties will share one listing on Expedia and/or Booking.com, depending on where you list your properties.
